Free Technical Survey

A technician visits the building and assesses the condition of facades, roofs, common areas, and structural elements. We identify existing defects and the interventions needed, with no obligation.

Technical Report

We prepare a technical report with the diagnosis of defects, photographs of the current condition, and intervention recommendations in priority order. The document is delivered to the management for decision support.

Itemised Proposal for the AGM

We prepare a proposal with descriptive memo, bill of quantities, timeline, and itemised budget — ready to present and justify at the owners' general meeting.

Approval in the Minutes

The proposal is put to a vote at the general meeting and the resolution is recorded in the minutes. We can attend, at the manager's request, to answer technical questions from unit owners.

Planning with Residents

After approval, we plan the works in coordination with the manager: detailed schedule, compatible working hours, advance notice to residents, and protection of common areas and access.

Execution

Works proceed with our own team, compliance with health and safety legislation, daily communication with the manager, progress photos, and regular site cleaning.

Handover & Warranty

On completion, we hand over the works with the manager, deliver the responsibility deed and the legal 5-year warranty. We also offer annual preventive maintenance plans.

Minimal disruption

How We Minimise Disruption to Residents

Working in an occupied building requires care for those who live there. We adopt a set of measures to ensure works proceed with the least possible inconvenience to residents, without compromising quality and safety.

Compatible Hours

We work during hours adjusted to residents' lives, avoiding noise during rest periods and respecting condominium regulations.

Advance Notice

We communicate in advance, in writing, the dates and works to be carried out, so each resident can plan accordingly.

Protection of Common Areas

We protect access, entrances, and common areas with mats, films, and signage to ensure the safety of residents and visitors.

Daily Cleaning

The work area is cleaned daily. At the end of each shift, we collect debris and keep passageways clear.

Constant Communication

The manager has a direct point of contact and regular updates on work progress, with photos and status reports.

On-Site Safety

We comply with health and safety legislation: signage, collective and individual protections, and €450,000 public liability insurance.

Financing

Financing & Common Reserve Fund

Condominium works can be financed through different mechanisms provided by law. The choice of financing method must be deliberated at the owners' general meeting and recorded in the minutes.

Ordinary maintenance fund: The condominium must constitute an annual fund for conservation works. This fund can be used to finance maintenance interventions in the building.

Common reserve fund: For buildings over 25 years old or in specific conditions, the law provides for a common reserve fund for extraordinary conservation works. Its constitution and use must be approved at the general meeting.

Special levy: When the maintenance fund is insufficient, unit owners may be called to contribute via a special levy, approved at the general meeting, in proportion to their permilab.

We apply the legal 5-year warranty on construction works, with a responsibility deed at handover. The warranty covers works executed by our team. Applied materials may have additional manufacturer warranty. We recommend confirming the specific warranty terms in the submitted proposal.
